LOCATION Located in western Custer County, the Elk Mountain Ranch is a unique recreational opportunity with over one mile of the ranch boundary being adjacent to the Black Hills National Forest. ACREAGE There are approximately 623.74 deeded acres. The acreage figures were obtained from the Custer County Assessor’s Office, the property has not been recently surveyed. NOTE: Livestock carrying capacity and production will vary due to weather conditions and different management practices. Prospective buyers are advised to make their own determination of carrying capacity and production. TAXES The 2006 real estate taxes were $1,118.69. Typically the county reassesses the real estate taxes when a property is sold. Prospective buyers should consult with the Custer County Assessor to determine how the property will be taxed. WATER Near the corrals a spring development is piped into a cistern to provide livestock water to the corrals. The home is also on a cistern, with the current owner hauling water from Newcastle. Currently the yearly price charged to obtain water is $160.00. There are also several reservoirs on the ranch that typically hold water for part of the year. In recent years due to a drought the reservoirs have been dry most of the year. Another spring development which is piped to a stock tank in the fence line between the deeded land and the National Forest hasn’t been used in recent years due to drought. IMPROVEMENTS An older set of ranch improvements are situated at the eastern base of Elk Mountain about one quarter of a mile from the National Forest boundary and about the same distance from the Dewey Road. The artist’s studio on the east side of the home was created so one can enjoy the view and find inspiration. The old-fashioned country kitchen has a center island. A sunny living room is open to the dining room. Built into the hill on the back of the house is a root cellar for cold storage, which is accessed from the kitchen. An inviting covered porch on the south side wraps around the house and encompasses a portion of the east side as well. The outbuildings include a pole barn with loft, lambing shed, three open front sheds, granary, three stall garage, chicken coop and an interesting log barn the seems like it could tell a million stories of the teams of horses that have been harnessed there. TERRAIN The ranch is in a typical foothills setting with terrain consisting of rolling meadows, native pasture land with scattered ponderosa pine and cedar trees, and some deep gulleys with interesting rock ledges and red dirt walls. The elevation is in the range of 4,700 feet above sea level. The ranch offers long range views of the surrounding Black Hills. MINERAL RIGHTS The Sellers are not making any mineral reservations. Any minerals not previously reserved shall be transferred to the buyer. FENCES AND BOUNDARIES The existing fences were put in for convenience and may not follow the legal description.
