~ L OCATION ~The Beaver Creek Canyon Acreages are in a remote area of northeastern Wyoming on the western side of the Black Hills. It is northeast of Newcastle, Wyoming with the closest route to the property being via Highway 16 then Salt Creek County Road to Beaver Creek County Road then approximately 1 mile of a non-maintained easement road to the south edge of Tract One. Approximate mileage to nearby towns: The road that goes into the property from the county road is an access easement shared with several other area landowners. There is no maintenance agreement for this road. Some portions of the road are graveled and some portions are a two track trail. A reservoir has been constructed on tract one, and catches run-off water. A dry creek bed known as Stockade Beaver Creek runs the length of the land. This portion of the creek has been dry for a number of years, with the exception of occasional spring run-off or heavy storms. ~M INERAL RIGHTS ~The Seller will transfer all of the mineral rights they own pertaining to this property. The Seller has not had a mineral right search done and makes no representations or warranty with regard to actual mineral interests that will be conveyed. Prospective Buyers may wish to have a mineral right search performed. ~ R EAL ESTATE TAXES ~The 2007 real estate taxes for the entire property were $440.87.
