- LOCATION -

The Dutch Gulch Ranch is located in the beautiful territory of northeastern Wyoming between the Black Hills and the Bear Lodge Mountains. It is situated between Sundance, Wyoming and Spearfish, South Dakota near the town of Beulah, Wyoming. The property is south of Interstate 90 between Exit 199 and Exit 205, with Interstate visibility. A service road that provides access to the property is paved, with the exception of the last ˝ mile which is currently privately maintained.

Sundance, Wyoming – 15 miles
Spearfish, South Dakota – 15 miles

Commercial airline service is available at Rapid City, South Dakota, which is approximately a one & one-half hour drive from the ranch. Spearfish has an airport with the longest runway being 5,498 feet.

- ACREAGE -

The ranch consists of 1,190 deeded acres, more or less, in one contiguous block. For a number of years the property has been leased to a neighbor and utilized for pasture and hay is harvested on the fields. According to Farm Service Agency records the total amount of tillable land is 285.5 acres.

NOTE: Livestock carrying capacity and production will vary due to weather conditions and different management practices. - WATER -

The old homestead site in the bottom of the canyon has a water well and spring development for livestock water. South Redwater Creek, which is intermittent, runs through the canyon.

- WETLANDS -

Both the Crooked S. Draw and South Redwater Creek drainages are considered as wetland areas by the US Fish and Wildlife Service. They are considered “riverine, intermittent, streambed, temporarily flooded” streamcourses.

- WILDLIFE -

The combination of the hay meadows, pockets with natural water, and abundant brush cover invite a variety of wildlife to the area. Whitetail deer, wild turkeys and antelope are frequently seen on the ranch. Even the elusive Rocky Mountain elk travels through the area. There is a possibility of obtaining a landowner elk license. Interested parties are encouraged to consult with the Wyoming Game and Fish Department if they have questions about the requirements to qualify for a landowner elk tag. Hunting on the property has been limited in recent years.

- TERRAIN -

A magnificent expanse of the Black Hills provides a backdrop for this distinctive ranch site. The mixture of different topographies provides for an interesting setting with far-reaching panoramas of the Bear Lodge Mountains, which are to the northwest and the Black Hills National Forest, which is to the southeast. The northerly portion of the ranch features rolling fields and native prairie pastures. On the southerly portion there are red bluffs with rimrock outcroppings, wooded canyon lands, open valleys, steep hill country and the winding path of the South Redwater Creek drainage with it’s brush thickets. Crooked S Draw runs through the northeastern portion of the ranch. Rugged hills covered with pine and scattered bur oak trees provide the finishing touch to a western scene. Southern portions of the ranch are heavily timbered with ponderosa pine and provide the potential for a selective timber harvest. The elevation ranges from approximately 3,750 feet to 4,100 feet above sea level. Annual precipitation as reported by the U.S.D.A. is 15 to 18 inches.

The Black Hills area is a recreational haven with its thousands of acres of National Forest and natural places to enjoy. A plethora of year round activities await you with everything from rock climbing, fishing and camping to hiking, golf and snowmobiling. Sites of interest in the area include the Vore Buffalo Jump, Inyan Kara Mountain, Ranch A, Spearfish Canyon, Historic Cheyenne-Deadwood Stage Route, Sand Creek Fishing Access, Devils Tower National Monument, and Historic Deadwood, South Dakota.
