LOCATION The Eightmile Pasture is a remote property situated about an hour north of the Black Hills in the good hard grass country of Western South Dakota. The property is about 16 miles east of Vale and about 18 miles southeast of Newell. The property is secluded; the last leg of the road to the property is not maintained. The property is fenced into four pastures with the deeded land and lease land fenced in together. A smaller holding pen on the deeded land has a reservoir and makes a handy spot to hold a few cattle overnight. The Seller states under the current operation the ranch has historically been running about 300 cow/calf pair from June 1 st to the end of September. However in recent years, due to drought, the Seller has cut back the number of pairs to around 200, and in 2002 had to haul water for the livestock. The Seller has been a good steward of the land and makes plans each year to leave grass cover on the property when they take the cattle out in the fall.NOTE: Carrying capacity and production will vary due to weather conditions and different management practices. The real estate taxes on the deeded land for 2006 was $2,657.66. The annual cost of the State lease is currently $1,529.60 plus the above noted taxes on the lease land. The State lease is for 150.79 AUMs. The current fee for the BLM lease is $68.85 per year. The BLM lease is for 51AUMs from June 1 st to September 15th. Government lease fees for both State and BLM lands are subject to change and are typically adjusted each year.Typically the county reassesses the real estate taxes when a property is sold and may change the property classification for tax purposes, which may result in higher taxes. Each year several nice bucks are harvested on the property. Mule deer and a few whitetail deer have also been seen in the area in recent years. There are two prairie dog towns located on the property. Year round recreational opportunities abound throughout the Black Hills region. Most of the major attractions in the Black Hills are within a two hour drive of the property. F ENCES AND BOUNDARIESTypically fences are put in for convenience and may not follow the legal description. The Seller is making known to all potential buyers that there are variations between the location of the existing fence lines and the legal description of the deeded property and that the deeded land is not fenced separate from the lease lands.
