Location The Wonder View Retreat is situated near the top of Sunny Divide between Sundance, Wyoming and Devils Tower National Monument. It is conveniently located in northeastern Wyoming and is within a 30 minute drive from several towns including Sundance, Hulett, and Moorcroft. Gillette, Wyoming and Spearfish, South Dakota are about a 45 minute drive from the property. Highway 14 is just ¼ mile east of the property via a private access easement that is shared with some neighboring properties. A copy of the access easement is available upon request. Future road maintenance fees may apply. Acreage The land consists of 40+/- acres which will be surveyed. According to Farm Service Agency records there are approximately 9 to 10 acres of tillable land. The tillable land is currently in grass hay. -Page 3- Terrain A mixture of rolling hay fields, woods and rugged canyon lands combine to make a pleasant landscape. The diversity of the topography presents a breathtaking country scene with several superb building sites for a year round residence or weekend retreat. Wildlife With the combination of the good feed based on the hay meadows and the rugged country with plenty of places to hide, the habitat for deer and turkeys is excellent. Both whitetail deer and mule deer have been sighted in the region. The Black Hills offers everything from studying our national treasures like Devils Tower, Mount Rushmore and Crazy Horse to more strenuous adventures like mountain climbing, horseback riding, camping, nature hikes and spelunking. The nearby Black Hills National Forest, which is about a 20 minute drive from the land, is an outdoorsman’s paradise with hunting and fishing opportunities.
